DSCR Loans
DSCR stands for Debt Service Coverage Ratio. Instead of looking at your personal income, lenders look at whether the rental property generates enough income to cover its own loan payments. Perfect for investors with complex tax returns.
DSCR = Annual Net Operating Income ÷ Annual Debt Service
Example: $36,000 rent income ÷ $30,000 annual payments = DSCR of 1.2
